Spring Events to Look Forward To In Richmond Hill, GA!

Want to know whats going on around Richmond Hill? Hopefully you got to enjoy the St. Patricks Day parade that took place in our neighboring Savannah, GA this past weekend! Here are three more spring events to look forward to:

1.  The Richmond Hill Farmers Market is back! This market runs annually from April to October, and this years first market will be Tuesday, April 2 from 3 to 7 p.m. It takes place under a covered pavilion at J.F. Gregory Park and is held rain or shine! Not only can you purchase the freshest, most local produce and fresh foods, but this is also a great way to meet new people and mingle with neighbors. Local crafts, prepared food and live entertainment will also be provided, as well as special activities and events each week!

2.  One of the great things about Richmond Hill, GA is its rich history. Luckily, the Richmond Hill Historical Society makes it easy for residents to get involved and learn more about this history! They host a free public lecture series each month, with new speakers each time. The next lecture will take place on April 4, with historian and professor of Armstrong University, Chris Hendricks, as the guest speaker. He will discuss Savannahs unique architecture. Thatll give you a great excuse to plan a day trip to Savannah after hearing the lecture!

3.  Mark your calendars for Georgia Cities Week, which begins on April 22 in Richmond Hill, GA! One week of each year honors all that our city officials do for us. So far, there is a business breakfast that starts the week off at Richmond Hill City Center. Then, there will be a large item trash pickup, which is a great way to spring clean and de-clutter your home! An art and essay contest will take place through Bryan County schools, and the week will end with a Fishing Derby at J.F. Gregory Park on April 27.

How to Give Your Richmond Hill Home's Curb Appeal Center Stage!

Are you gearing up to sell your Richmond Hill, GA home? Great idea! Home prices in the fourth quarter of 2012 were the strongest they've been in seven years, according to a National Association of Realtors report, and 31 percent of homes sold within one month in December! Now is definitely the time to sell in the Richmond Hill real estate market!

As a home seller, its important to realize that the first thing potential homebuyers see is the outside of your home. Whether its an online listing, a drive-by, a showing or an open house, they will see the front of the house. They will judge it, just like we judge books by their covers.

Lucky for you, a recent Cost vs. Value Report shows that making exterior improvements yield the highest return-on-investments! So, as your Richmond Hill real estate agent, Im here to tell you that if something needs updating on the outside of your home, do it. Its worth it!

Here are some ideas:

Replace the front door. A steel entry door topped the survey, with an estimated 85.6 percent of costs regained at the time of sale. If you cant afford to replace the door, at least give it a fresh coat of paint!

Upgrade the siding. This upgrade is going to cost a bit more, but it does yield a 79.3 percent return-on-investment, according to the survey. Cant afford it? Give your exterior a fresh, neutral-hued coat of paint! If your siding is rather new, just give it a good power washing.

Add a deck. Homebuyers really love a place to relax in the backyard, so if your yard doesn't have a place for this, a wooden deck would make a great addition, with a 77.3 percent return-on-investment. If you already have a deck, repaint and stain it.

Replace the garage door. This is another pricier option, but it yields a 75.2 percent return-on-investment. If your door is old, itd be ideal to replace this before listing your home. If its rather new, give it a fresh coat of paint and a power wash.

Replace the windows. This is where things really start to add up, with an expense averaging anywhere from $10,000 to $14,000, but with a 72 percent return-on-investment. Im sure you've guessed that if you cant afford to do this, a good washing will still make those windows sparkle!

Aside from these major improvement projects, there are simple changes you could make to your exterior, as a way to make current curb appeal come out from hiding!

You could weed and replace dead plants, flank your entryway with flower pots, mow and water your lawn, give your mailbox a fresh coat of paint, replace outdoor lighting with new bulbs and hang a welcoming front door sign.

3 Items to Add to Your Wish List as a Richmond Hill Homebuyer!

Are you shopping for a new home in the Richmond Hill real estate market during the holiday season? Smart move! Reports all show that now is the ideal time to buy a home.

Why? The number of improving housing markets is soaring and mortgage rates are still sitting at historic lows, which means real estate is a great investment! Also, home prices and home sales are increasing, meaning that if you wait to buy, you might regret it.

With that said, your new Richmond Hill home could make the perfect holiday gift this year! But what else should be on your wish list? You probably would like an upgraded kitchen, spacious bedrooms, a sturdy roof and ample storage. Perhaps youd like a large backyard, or you need a home office.

While those are all great features for your home-buying wish list, there are some other factors that might slip your mind. Bankrate.com came up with some great ones to keep in mind. As your Richmond Hill real estate agent, Id like to share the three I think are the most forgotten:

  1. A neighborhood to fit into. As a homebuyer, you might be so focused on the Richmond Hill home of your dreams that you forget the neighborhood comes with it! Take a walk and scope it out. Are people out and about or do they keep to themselves? What are their age levels? Are there parks, a clubhouse, a pool or any other features? Is any entertainment or stores in walking distance? It might even be a good idea to talk to a couple neighbors, to get their feelings on the neighborhood.
  2. A commute you can commit to. While the house might seem ideal, how far is your job from the house? Dont forget that if youre visiting on a weekend, your commute might be entirely different than during rush hour! Get up a few hours early one day to drive to work from the home you might buy. How long does it take? Drive to that house from work, too. If you take public transportation, see how long that takes and if the schedule coincides with your schedule.
  3. Power and water for everyone in your family. Hopefully when you check out a potential home to purchase in Richmond Hill, you turn the lights on and check the water pressure. But even that isnt an accurate example of how much water or energy youll actually be using if there are more than one person living in the house! Turn on a few water sources at a time to see how well the pipes handle it. How is the pressure? Also, ask the home inspector how the electrical system will handle TVs, blow dryers, microwaves, coffee pots and computers all working at the same time.

November Events To Look Forward To In Richmond Hill, GA!

In other places around the country, people are starting to crawl under blankets inside their homes with hot chocolate, fireplaces and movies. Luckily, while that is an option here in Richmond Hill, GA, it's also warm enough to still enjoy a plethora of activities! The holiday season is just beginning, and from here until the end of the year, it'll be nonstop fun in Richmond Hill!

As your Richmond Hill real estate agent, I want to ensure that you're enjoying your homes surroundings as much as possible. So, I've gathered a list of upcoming events for you to look forward to.

  • Right before you indulge in your favorite Thanksgiving turkey, side dishes and dessert, take some time out of your Monday evening to focus on your physical health! Kingdom Fitness is led by Meredith Towne and focuses on making healthy changes to your health. Childcare is provided, so there is no excuse not to throw some sweats on and enjoy a rigorous workout tonight!

  • November is the last month for the 2012 Richmond Hill farmers market, so don't miss it on Tuesdays these next couple of weeks! From 3 to 7 p.m., under the pavilion at J.F. Gregory Park, you can pick up fresh produce (perfect for Thanksgiving side dishes!) along with locally made crafts. All the while, enjoy entertainment and social time with fellow residents.

On Nov. 22, and every Saturday evening, head to the Ice Cream Stop in Richmond Hill for a free movie night under the stars. After the time change, movies now start around 6:45 p.m. It's free; all you need is lawn chairs or a blanket!

  • Nov. 30 kicks off Holly Days on the Hill in Richmond Hill, GA, the annual holiday festivity celebration you don't want to miss! Friday, you can enjoy a chili cook-off and holiday fun at J.F. Gregory Park from 6:30 to 9 p.m. Then on Dec. 1 is the Richmond Hill Hometown Holiday Parade from 10 a.m. to noon!  Later that night is the Ogeechee Boat Parade at dusk, followed by a fireworks display! Maintaining your Richmond Hill, GA home

You probably bought your Richmond Hill, GA home for many reasons. Maybe you new you enjoyed being in Richmond Hill, GA. for a while and wanted to live somewhere more permanently. Maybe you wanted a large place to raise a family. Whatever your reason, one component of buying a Richmond Hill, GA home probably had to do with financial investment. Buying property is a good way to invest your money. In order to best capitalize on that investment, it is important to keep your property well-maintained. Maintenance isn't terribly difficult, and as the old saying goes, an ounce of prevention is worth a pound of cure. By that I mean regular maintenance can save you costly repairs down the line. Here are seven maintenance tips to be mindful of each year:


  1. Replace or repair exterior screens or window panes as needed. Check the seal around windows and doors to make sure air isn't escaping. This will also help with utility bills.
  2. Pressure wash the siding of your home as well as any wooden decks or porches. Not only will this keep the place better-looking, it will help protect against rotting and will make the materials last longer.
  3. Check the roof for loose, missing, or broken shingles. Repair or replace as necessary. Empty the gutters and make sure they are attached in all places and not rotting. Trim any branches touching the roof. 
  4. Clean out your chimney and fireplace, if you have one. Be sure to remove any leaves, dead animals, or other debris. Replace screens as needed.
  5. Check faucets in the bathrooms, kitchen, utility room, and outdoors for leaks or other problems. Determine the cause of the leaks and repair them before they turn into something larger.
  6. Each year, check all details of your air conditioning system (before summer) and heating system (before winter). Replace filters and small parts and make sure everything is working as it should be.
  7. Check all smoke detectors and make sure they are working. Replace any dead batteries. Be sure to have a fire extinguisher on hand that is charged and in working order.

Great Ogeechee Seafood Festival in Richmond Hill, GA

Attention all Richmond Hill, GA home owners! There is a fun, delicious, family-friendly Richmond Hill, GA event that you do not want to miss coming up next month. One of the main reasons people want to buy a Richmond Hill, GA home is because of the strong community atmosphere and the wide variety of local events. This is one of the events that local residents look forward to each year. Do not miss it!

What is it?


The Great Ogeechee Seafood Festival. As you can probably already guess, food is a big part of this festival. There will be over 30 local restaurants represented here. In addition to food, there will be forty-five booths of local arts&crafts artists showing off their paintings, glasswork, wood carving, stitching, and more. Items will be for sale. Both local and national bands will provide entertainment on the local stage and main stage. There will be a carnival with games and rides for adults and children alike to enjoy. Finally, there will be booths for both businesses and non-profits to provide information and give out free items if they'd like.

There is plenty for everyone at this festival! Food, entertainment, a carnival, arts and crafts, and local businesses? How can you not attend?

When is it?

The event takes place from Friday, October 19th to Sunday, October 21st.

Where is it?


The Great Ogeechee Seafood Festival takes place in Richmond Hill, GA. The exact location is JF Gregory Park, a 335-acre recreational area at the intersection of Cedar Street and Grove Court.

How much does it cost? 


Adult prices are $5 on Friday and Saturday prior to 4 pm and all day Sunday. Adult prices after 4 pm on Friday and Saturday are $15. Admission for children age four to twelve is $3. Children under three are free.
